CSA A277 – Certification of Prefabricated Buildings, Modules and Panels in Canada

CSA A277 is a technical standard which outlines the procedure for certification of prefabricated buildings, and partially or fully enclosed modules and panels constructed of any material for buildings of any occupancy in Canada. Applicable buildings and/or modules that fall under CSA A277 standard include but are not limited to modular homes as well as portable industrial spaces (ie. accommodations that are constructed in a factory and away from the site of installation). As such, certification in accordance with the CSA A277 standard does not address buildings (or sections of buildings) which are not completed in factory settings prior to transportation. Further, the transportation itself as well as the set-up of buildings at their destination site is not covered under CSA A277.

CSA A277 provides requirements for certification of the factory quality program; certification of the prefabricated product; auditing of the factory quality program; and in-factory inspection of the prefabricated product.

Manufacturers engaged in the production of structures falling within this category must adhere to the stipulations outlined in CSA A277, titled “Procedure for Factory Certification of Buildings.” 

According to this standard, products must be designed and built in accordance with the prevailing codes and regulations at the installation site. In cases where there are no codes or regulations addressing certain aspects of building design and construction at the installation location, the products must be designed and constructed to comply, as applicable, with the following:

– The National Energy Code of Buildings

– The National Building Code of Canada or the CSA Z240 MH Series

– The National Plumbing Code of Canada, specifically for factory-installed plumbing and fixtures

– The Canadian Electrical Code, Part 1, for the installation of electrical systems
